Flat roofing covers the majority of our commercial work and a small share of residential rear additions. Gateway installs GAF EverGuard TPO single-ply membrane and Duradek vinyl deck membrane, the two systems specified for commercial-grade flat roofs in our brief.
TPO is the standard choice for low-slope commercial roofs: heat-welded seams, white reflective surface for energy savings, and a long manufacturer warranty when installed by a certified crew. Duradek vinyl deck is selected for walking surfaces, balconies, and any flat roof that doubles as a usable area.
Every flat roof install includes deck inspection, recovery board where required, fully adhered or mechanically fastened membrane per spec, edge metal, and proper drainage configuration. Tenant occupancy and ground-floor access are coordinated upfront so your business keeps running during the job.

Site visit & spec
Roof inspection, drainage analysis, and a written scope that specifies membrane type, attachment method, edge detailing, and tear-off plan.

Tenant coordination
Occupancy schedule, parking, dumpster, and crane access mapped out before the install date so business continuity is protected.

Tear-off & deck prep
Existing membrane removal, deck inspection and repair, recovery board installation where the spec requires it.

Membrane install
Heat-welded TPO seams or fully-bonded Duradek vinyl, edge metal, drains, curbs, and penetration flashing per manufacturer specification.
05
Final inspection & warranty
Manufacturer inspection where eligible (TPO 20-year warranty), final walkthrough, warranty registration, and a maintenance schedule.

GAF EverGuard TPO carries a 20-year manufacturer warranty when installed by a certified contractor. Real-world service life often exceeds the warranty period when annual maintenance is performed.
In most cases, no. We work with tenants to coordinate access, parking, and timing. For sensitive operations (medical, food service, electronics), we plan around your schedule.
Both are single-ply membranes. TPO is white and reflective, lowering cooling load in summer. EPDM (black) absorbs heat. Heat-welded TPO seams are typically more leak-resistant than EPDM tape seams. We install GAF EverGuard TPO.
Duradek vinyl deck requires a structurally sound, smooth substrate. In most cases existing decking must be tear-off and rebuilt, but we evaluate each project individually.
Yes, every flat roof should be inspected at least once a year. We offer maintenance contracts that include drainage clearing, seam inspection, and minor repairs.
